June has arrived and so has our updated Real Estate Newsletter!

 Summer is upon us now with warmer weather thankfully. In fact it’s darn right hotter weather today.

The good news is the Real Estate Market has warmed up as well.

The First Time Home Buyer Tax Credit has ended but good news may be on the horizon.

A few weeks ago New Jersey passed a First Time Home Buyer Tax Credit that will allocate $100 million in tax credits to buyers who purchase a new or existing home in the Garden State this year.

 The bill, A-1678, would give individual home buyers, on a first-come first-serve basis, tax breaks up to $15,000, or 5% of the selling price of the house, whichever is less.

The credit would be distributed over a three-year period, starting in 2011. There are no income limits for eligibility.

The Bill still has to pass the Senate vote so keep your fingers crossed.

We have seen many flowers exploding in a vibrant color display this year after our tough winter.

New Jersey is the Garden State.

Business is great and we are excited at the possibilities available for first time home buyers as well as sellers looking to move up.

Historically, interest rates are still at an all time low.

Time to set your clocks ahead one hour and start enjoying daylight savings time again. I am really going to welcome stretching daylight out for another hour into the evening.

I am certainly looking forward to it. To me it means warmer weather can’t be far away.

But even more important, you should check your batteries in your smoke and CO detectors. If you are using batteries change them. 

If hardwired just test them by pushing the button to make sure they are in working order.

My timepieces are not quite as big as Big Ben but……. Well, you get the point.

Just a friendly reminder to move your clocks ahead one hour Sunday morning at 2AM or before you go to bed on Saturday night so they will be already set  for you when you wake up on Sunday.  And check your smoke and CO detectors if you are using batteries.

Hoping everyone is having a great New Year so far!

It’s been very cold here in the North Eastern section of New Jersey so far. 

The spring market is just beginning. There are many homes currently on the market and buyers can enjoy very low interest rates right now. This makes it a great time to buy a home or move up.

This new concept will be separate from the mobile wireless venture with Clearwire and other WiMax technology. It is following in the footsteps of Cablevison which has set up spots on Long Island as well as Connecticut and Westchester NY.

Hot spots are being installed along the Pascack Valley Commuter Line along with other site across NJ. Rollout of this system should be completed by early 2010.

The collaboration is meant to extend the reach of each cable operator’s WiFi coverage. As well a Comcast customer can access his cable operator’s WiFi in certain Cablevision markets and vice versa. A spokes person for Comcast states that this is still extremely experimental at this point.

Speeds would be approximately about 1.5 mbs. per second which is comparable to a home DSL connection.

Comcast, the nation’s largest cable operator, has set up equipment at about 100 New Jersey Transit commuter rail stations and parking lots.

They are in the Main-Bergen County area, Glen Rock, the Montclair-Boonton area, Morris, Essex, the North Jersey Coast, Pascack Valley, Raritan Valley and along the Northeast Corridor

This is just another reason why people are looking to live in our lovely Pascack Valley area with its local proximity and commutability to New York City.
